Overview

The role of the General Manager is to be the main liaison to the LC’s VP, Operations, the Red Sox and the institutions. This position oversees all team members and deals on a day-to-day basis with the Operations Manager and Business Manager. The person in this role must have a high-level business acumen and a strong grasp of human resource management and solid understanding of the collective bargaining agreement.

Responsibilities

Maintenance Oversight (high-level)

  • Scrubbers
  • Fans
  • Charging stations
  • Drains
  • Signage package and wayfinding
  • Fire safety (annual inspections)
  • ITS pay stations (Lansdowne & Jersey)
  • Amano equipment and relationship with vendor
  • Annual pressure-wash of garage
  • Annual garage striping or as needed
  • Snow removal oversight for surface lots and 375 LW roof

EV Charging Stations

  • Maintenance & repairs
  • Renew annual maintenance contracts and negotiate pricing
    Update operational procedures as needed

Budgets

  • Prepare red Sox budgets by (December 1st)
  • Prepare FSG budgets by (December 1st)
  • Prepare LC budgets by (February 1st)
  • Reforecast as needed 

Revenue Reporting

  • Review DCR’s daily by 10:00am
  • Manager’s daily revenue report
  • Daily revenue report – review daily and update annually
  • Report for LC CEO (David)
  • Monthly financials
  • Occupancy trend report
  • Approve bank rec’s prepared by operations Finance Asst. prior to submission – Sox, FSG & LC
  • Approve monthly statements prior to release to clients
  • Prepare CBRE and Demeter revenue reports April thru September
  • Review and update ticket volume trend report
  • LC budget versus actuals
  • Prepare narrative for monthly finance meeting

General Reporting

  • Empty space counts
  • Prepare payroll variance report

Accounting

  • Approve invoices
  • Communicate regularly with LC and VPNE accounting teams with any issues 

Human Resources

  • Scheduling
  • Progressive discipline
  • Reviews
  • Coaching

Meetings

  • Monthly finance meeting
  • Weekly operations meeting

Equipment and Supplies Procurement

  • Uniforms
  • Snow supplies and ice melt
  • Signage

Special Projects

  • BWH crime statistics
  • Pest control
  • Auditing
  • Garage inspections
  • Empty space counts
  • Snow removal oversight
  • Liaison to CBRE representative
  • Manage and negotiate CBRE contracts on behalf of Sox and LC
  • Manage annual procurement of the garage and open air licenses – update report

Qualifications

Work requires a positive attitude and strong leadership skills

Must possess superior communication skills (verbal & written)

Exceptional financial acumen

  • Budgeting
  • P&L review and variance reporting
  • Review of daily revenues (DRB’s)
  • Rate review and recommendations to clients
  • Work requires ability to build and maintain strong relations with the LC team, Red Sox executives and institutional contacts
